Use a Solicitor don't waist your time and money on a settlement agent. We had some issues (which are still unresolved) on our purchase recently. I was so sick of hearing that they cannot help or give advice and I should seek a Solicitor it was ridiculous. In my opinion settlement agents should not exist.

* Thank you for your prompt response. The fact is the property was damaged which breached the standard conditions of sale. Although you knew this was correct, you were unable to do anything but email the sellers agent. You are incapable of enforcing such conditions as you are only a settlement agent and not a solicitor. Why would I claim on insurance when I am not at fault and thought I was covered under the standard conditions.

This was not the only situation or questions that arose during the purchase period which on other occasions I was met with the same limited ability of the company and advised to seek independent legal advice. As such, in my opinion I would not engage a settlement agent and only a solicitor in any future endeavors.

I had a very good experience working with “Focus settlements” as my settlement agent. From the very beginning, they were incredibly knowledgeable and attentive, guiding me through every step of the process. Their communication was clear and timely, making it easy to understand what was happening at each stage. I truly appreciated their professionalism and dedication to ensuring that all my questions were answered and concerns addressed. Factually the settlement did happen, however my experience with Focus Settlements was one of arogance, condescending and aloof. I cannot recommend Focus Settlements. Their service was well below what I would expect of a settlement agent. I would recommend, never use a settlement agent that is acting on behalf of both the seller and the buyer.

I have used these guys for many years and many properties , I won't go anywhere else!, great communicators, available for advice and just on it. They just dealt with a very difficult multi property and financial settlement for me and I most definately recommend them.

We shopped around for a change to a title for a property we own. Luke and Susan were exceptional to deal with. Their knowledge and diligence is what made Focus Settlements the difference for us given we did shop around. If you need a hassle free service there is only one choice.

The worst settlement agency there is you have to find out and do the work yourself and you pay them. No clear direction or information given to you until the last minute, when the penalties occur.

Stuart is the best Settlement Agent there is, full stop! The team along side are wonderful too. They have done several settlements for us and wouldn't go anywhere else!

Terrible experience. Advised us less than 24 hours before settlement the deposit amount required, saying if it didn’t arrive in time settlement will be delayed which would incur expenses from us. No phone call to advise, just an email, which also says never to pay a deposit if you are only emailed by them due to scams. When I got in touch with them, they wouldn’t accept any feedback, said it was the banks fault. Maybe the delay was, but not the lack of communication and proactive action to arrange approximate funds in the instance of bank delays. I’m sure that is predictable. These are the core competencies of a settlement agent. Would not recommend.

The only negative is about the pool fence certification, which we were never told was required. Whether it be shire, real estate, or settlement agents. All else is top notch.

Have used Andrew & his team for years, absolutely brilliant!

I have used Focus settlements and have found them so easy to contact and email, to the point, fast replies and action, everything streamlined and electronic version available for each transaction and document. I wish i consulted them earlier for advice on the contract of purchase of a property. The settlement proces was so fast, no delays, clockwise. I would suggest Focus to link with a contract lawyer service for the purcase/sale contract to cover the buyer a bit better should there be issues with the house, and direct the client there too prior to purchase (but that is separate to settlement). Ok up until you find hidden issues. Then they don't want to know about it.. just quote the contract to you even though some things are uncheckable until you receive keys at settlement. Such as all the windows locks being broken..

Extremely pleased with Focus Settlements, and in particular our settlement agent Sharon, for our purchase a few months ago. A few weeks after settlement we received our council rates indicating a debt owing, and Sharon was in touch with the council and seller's agents to get it sorted by the next business day.

Would definitely use Focus again and recommend to our friends and family, I felt like they had our best interests in mind and communicated clearly and consistently throughout the whole process.

I've used Focus three times, including one complicated (to me, anyway) two-property swap with simultaneous settlement and money flying in all directions.

They have their own custom notification system that lets all parties know when significant milestones have been reached, which is a great feature. Staff are friendly, service is overall very good. I'll continue to use them for all of my property transactions.

Unless you are absolutely desperate, do not use Focus Settlements. We recently used them, and the gentleman that we talked to definitely knew his stuff and was keen and eager to go. But as soon as we agreed to use them, we were placed with another agent called Luke who was useless. We had to push and push to get anything done, and the week that settlement was arranged for, Luke went on annual leave, without mentioning one word to us that he would be doing so. We were completely stuffed around, and given a new agent. Every other party was absolutely brilliant, but we were always waiting on the settlement agent to do their bit and get documentation to everyone else. They also hit you with every fee they can think of, even after agreeing to a price at the beginning.
